Here's what we've learned working with buyers and sellers of fire-affected land in Sonoma County, and what you should know if you're considering this path.

What is a burned lot exactly?

A burned lot is a parcel where a home was destroyed by wildfire. Sonoma County has thousands of them following the Tubbs, Kincade, and Glass fires over the past decade. Many have been cleared and are ready to build on. Others are still in various stages of cleanup. The key is knowing what stage the lot is in before you make an offer.

The surprising advantages of building on a burned lot

This is where it gets interesting. Sonoma County will waive impact fees for rebuilds unless you're increasing square footage compared to the home that burned down.
